Termite Treatment in Houston

Termites are the most expensive pest problem a Houston property can have and the one that gives the least warning. They operate inside timber, behind sheetrock and beneath slabs, so anything you can see standing in your own living room has generally been under way for several seasons already. Harris County is one of the more demanding termite environments in the country, and there are specific reasons for that.

What We Are Dealing With in Harris County

Native Subterranean Termites

Present across the whole region. They nest in soil, need constant moisture contact, and reach a structure by building earthen shelter tubes up a foundation wall or by exploiting a crack in the slab. Colonies are large but manageable, and they respond well to a properly installed soil barrier or bait system.

Formosan Subterranean Termites

The reason Houston is taken seriously nationally. Formosan colonies run far larger than native ones and forage over a wider area, so the damage accumulates faster. They also do something native subterraneans generally do not: build a carton nest inside a wall void or roof space, using chewed wood and soil held together with moisture. Once that nest is established it no longer needs contact with the ground, which means a soil treatment alone does not resolve it. Identifying which species you have is not an academic exercise.

Drywood Termites

Less common here than along the immediate coast but not absent. They live entirely inside the timber with no soil contact, and they leave small hard six-sided fecal pellets that accumulate in little piles beneath the infested wood. Soil treatments do nothing at all to drywood termites, which is another reason we identify before we quote.

Why Houston Soil Makes It Worse

Expansive Clay

Most of the Houston area sits on clay that swells when wet and shrinks hard through a dry August. That seasonal movement opens hairline cracks at the slab edge, around plumbing penetrations and along expansion joints — and a subterranean termite needs a gap you would struggle to see.

Moisture That Never Really Leaves

Our humidity, our rainfall and our flat drainage keep soil moisture high year-round. Termites here do not have a dormant season in the way they do further north, so the activity is continuous rather than seasonal.

Landscaping That Bridges the Barrier

Mulch piled against the brick, a raised flower bed against the slab, or a downspout discharging at the foundation all create exactly the conditions termites need, and they can bridge over a treated soil zone. Most of the properties we inspect have at least one of these.

Our Termite Inspection and Treatment Process

Full Structural Inspection

We work the exterior foundation line, the brick weep holes, any timber in contact with soil, the garage, the attic framing and — on older pier-and-beam housing inside the Loop — the crawlspace. We are looking for mud tubes, damaged timber that sounds hollow when tapped, discarded wings near windows, and moisture problems that will invite a return.

Species Identification

Native subterranean, Formosan or drywood. This determines the treatment entirely, so it is settled before anything else is discussed.

Liquid Soil Barrier

An unbroken treated band of soil encircling and running beneath the structure. Today's non-repellent termiticides cannot be detected by termites, so they pass through the treated zone, pick up the active ingredient and transfer it through the colony rather than avoiding it. Correct trenching and rodding is what makes this work — a barrier with a gap in it is not a barrier.

Monitored Bait Systems

In-ground stations installed around the perimeter and inspected on a schedule. Termites feed, carry the active ingredient back and the colony declines. Baiting suits properties where trenching is impractical, where there is a well or sensitive planting, or where the owner prefers ongoing monitoring to a single application.

Direct Treatment of Active Areas

Where there is a live gallery in a wall or a Formosan carton nest, that gets treated directly rather than only from the soil.

Annual Re-Inspection

Termite protection is not a one-time purchase in this climate. An annual inspection catches new activity while it is still a treatment rather than a repair.

Signs You Should Have It Looked At

Mud Tubes on a Foundation Wall

Pencil-width earthen tubes running up brick, concrete or a pier. This is the clearest sign there is, and it means active subterranean termites.

Discarded Wings

Small piles of equal-length translucent wings on a windowsill or in a spider web, usually in spring. Swarmers leaving a colony shed their wings once they land.

Timber That Sounds Hollow

Termites eat from the inside out and leave a thin surface layer intact. A skirting board or door frame that sounds papery when tapped is worth a proper look.

Sticking Doors and Uneven Trim

Often blamed on humidity or foundation movement, both of which are plausible in Houston — but termite damage to a frame produces the same symptom, and it is cheap to rule out.

Fecal Pellets

Small piles of hard granular pellets beneath timber, with no obvious source. That points to drywood termites rather than subterranean.

What Reduces Your Risk

Keep mulch and soil back from the brick line and leave the weep holes clear, since they are both a drainage feature and a common entry route. Fix leaking taps, failing gutters and downspouts that discharge at the foundation, because persistent damp soil at the slab edge is an open invitation. Keep firewood, fence panels and timber offcuts off the ground and away from the house. None of this substitutes for a treatment or a monitored system, but every one of these makes your property a less attractive proposition than the one next door.
